    Cheap hotel, nice grounds

    Dirty shabby hotel in need of refurbishment. Too Had water dripping through the light in the bathroom no tv Ariel, no shower hose it had been stolen !!! No toilet roll, and a manager who just thought it was funny! We had to wait over an hour for a cold unappetising breakfast to appear.

    A very pleasant stay with friendly staff, ideally located for our business meetings in Lewes. Eastbourne and Bexhill. The price for B&B was also excellent and I thought that the food and the service was first class.

    Occasionally staff were not available on duty in the restaurant at the advertised time. For example, I missed a cooked breakfast on day one (even though I was in the restaurant at its opening of 7.30am) because the Chef was unavailable and I could not wait any longer as I needed to be at Gatwick for 9.00am. Also would it be possible to have Wi-Fi in the rooms as well as the public spaces?

    Easy parking in relation to room. The breakfast was plentiful, you could help yourself to what you wanted. Staff were friendly and polite

    I felt that a varied bar menu and restaurant menu would maybe attract more people to eat in the hotel. I think the drinks were expensive. For a mineral water with a slice of lime and an orange and lemonade, it came to over £6.00. I expect that is hotel prices though. The decor is a bit tired, quite 80's and throughout some of the corridors there was a strong smell of damp. Our bathroom smelt damp but there was carpet on the bathroom floor which probably did not help. Window hardly opened room was very hot but as I read previous reviews, I took a fan which did the job. The chair to the dressing table and mirror was too low to do your make up and hair and the main light in the bathroom did not work which made shaving a bit of an art for my husband. However, the bedding was very clean and although dated the room was clean also.

    Staff were friendly, polite and helpful. Sadly, they are obviously well- used to placating unhappy customers. Bed was comfy and linens were clean. Lots of hot water and good high-pressure shower in the morning.

    Scruffy, grubby rooms that have clearly not been updated since the early 80s. In the first room, kettle didn't work, radiator knob was lying broken off on the floor and the loo seat was hanging off, completely unusable. In the second room there were enormous damp patches on the walls. Tiny television with appalling reception. I requested breakfast in my room and was charged £5 for a tray to be brought up. However, in the morning no breakfast arrived and I had to ring down to remind them. Then was told my choice was unavailable - this is clearly a standard, unchanging breakfast menu so why were simple choices not available at 8am? For the price I wouldn't expect 5-star luxury but I would expect basic facilities to work and basic menu items to be available. I wish I'd gone to the Travelodge over the road.

    Excellent location and reasonable price

    Redecoration work in progress - our room was at the end of a corridor where work was clearly still in progress. Floor of the room wasn't clean - found cooked grains of rice on the floor at the bottom end of the bed!

    Booked a room for a last minuet journey. Were given a discounted rate because it was a late booking - would have booked anyway. Booking form stated the booking was for the room with breakfast. Went down to breakfast and was asked if we would like a cooked breakfast. We agreed to this. When the waitress came over to our table she informed us we would have to pay a further £5 each for a cooked breakfast!!!!! Not the way to discuss rates in the dining room with other guests present. We were not going to be drawn into a he said she said scinario in public. Needless to say we were not going to pay for something which should have been included. My husband discussed this with the manager later who didn't inspire us to return.

    Cleanliness, specifically of the bathroom, which also needed total refurbishment & a new shower curtain. A new mattress was also needed. There was also no mention as to why the swimming pool was shut. No information pack in the room.

    Beautiful grounds & location ideal for the wedding venue I was attending,also close to the town centre of Hailsham. Ample car parking space. Good to be able to use my computer in the lounge area.

    The 'Self Service Breakfast' on the Sunday morning, found it a bit chaotic & food luke warm. The waitress service at breakfast on the Saturday was excellent but would not recomend staying here over the weekend because of the self service breakfast on the Sunday - very dissappointing.

    Not all of the staff were rude, the front desk were fine but the staff at breakfast were rude. The room was very noisy/creaky and old fashioned. & There were flys in the Apple Juice at breakfast and the fruit was off.

    It's quite attractive from the outside, until you get in!

    The hotel and the room were very basic and extremely dated. My room was dirty and there was damp on the walls and ceiling. The night I stayed, the hotel was overbooked, and guests were being told to find alternative accomodation on the day they were checking in! There is a Travelodge directly opposite which I would recommend you stay in if you are looking for a hotel in the area.

    If you want to stay at a real life fawlty towers this place is perfect!

    State of the rooms (clearly not updated since 1930s), bugs running across the carpet and no information about services such as breakfast and checkout times
